What Paint Lasts Longest in a Coastal Climate?

Living near the beach on the Gold Coast is the dream, but it is brutal on paint. Salt, sun and humidity work together to break down a finish faster than they would inland. Here is what actually lasts out here, and why.

What coastal conditions do to paint

Three things attack a coastal exterior. Salt in the air settles on surfaces and eats into the coating. UV from the strong Queensland sun fades colour and breaks down the binder in the paint. And humidity plus wind-driven rain feeds mould and algae and finds any weak spot. A standard paint that would be fine in the suburbs can chalk and peel within a couple of years near the water.

What to look for in an exterior paint

• UV resistance, so the colour holds and the film does not break down in the sun.
• Flexibility, so it moves with the surface through heat and cold without cracking.
• Mould and algae resistance, which matters in our humidity.
• The right primer, especially on bare or previously failed surfaces.

The paint is only half the job

How long will it last

Done properly with the right system, an exterior near the coast holds up well for years, though the exact timeframe depends on how exposed the home is. North and west-facing walls that cop the most sun usually show wear first.
